Why are house prices in Burgas growing faster than in Sofia?

The latest data from the National Statistical Institute, quoted by bTV, clearly show: property prices in Burgas have the highest growth in the country and are already ahead of the capital. In just one quarter, the increase reached 6.2%, which puts the seaside city in first place in terms of market dynamics. This naturally begs the question: why is Burgas coming to the fore?

How did Burgas “overtake” the capital?

The interest in properties in the town comes from local buyers and residents of neighboring towns – Sliven, Stara Zagora, Nova Zagora, Plovdiv, as well as from Bulgarians living abroad and foreigners looking for a second home by the sea. Good transport connectivity makes Burgas a preferred alternative to the northern Black Sea coast, which further strengthens the dynamics of the market and accelerates demand.

While in Sofia, Plovdiv and Varna the appreciation occurred earlier and gradually, Burgas has maintained more moderate prices for a long time. Therefore, today’s sharper jump is more of a catch-up compared to the other major cities and the economic environment, which should not be underestimated. More expensive land, increased costs of building materials and rising employee labour costs are affecting the entire construction sector in the country, not just Burgas.
