New construction remains the leading choice for property buyers in Bulgaria

Survey shows stable demand for modern housing with high functionality and good locations

75% of those looking for a home in Bulgaria prefer new construction, according to the results of the National Survey of Attitudes towards the Real Estate Market. According to the data published in BTA, a quarter of buyers are looking only for new construction and half of the respondents indicate it as their preferred. Predictions of a drop in prices and activity are not coming true, as the market has seen record dynamics in recent months and new construction is the leading driver, especially in the major cities.

Buyers prefer security, functionality and a modern environment

Among the main reasons for the interest in new construction are:

• Higher quality materials and advanced technologies;
• lack of depreciation and need for repairs;
• the opportunity to be the first owners of the property;
• better social environment and modern infrastructure;
• more advantageous offers per square meter compared to the general condition of the property;

Data shows that over 60% of buyers are willing to close a deal before the building is completed, including:

Functionality overtakes large square footage

The modern buyer prefers a three bedroom home. The most sought after square footage is up to 80 sq.m – which clearly points to an interest in compact but well proportioned two bedroom apartments. Among the most desirable features of a sought-after home, 55% cite beautiful, followed by:

• living room over 20-30 sq.m;
• more than one bathroom;
• Tall French windows, utility room and cloakroom.
  

Location remains decisive

The most important factor in choosing a home remains the location, followed by the price and quality of construction. The reputation of the developer is also a determining factor for consumers.

Interest in new construction is concentrated mainly in Sofia, Varna, Plovdiv and Burgas. The survey also shows that low interest rates remain as an incentive to buy with credit, which is valid for about 74% of the planned transactions.
