The property market in the third quarter of 2025 – Burgas and the region: stable growth and real potential for investment
The real estate market in Bulgaria continues its upward trend in the third quarter of 2025. According to the analysis of the newspaper Capital, based on data from the Registry Agency, sales in the country increased by 7.4% compared to the previous year, and the main driver remains residential properties.
In parallel, there is an increasing use of mortgage financing – the share of transactions with mortgage in the third quarter of 2025 was 45%, while in the same period of the previous year it was 41.7%. The trend for more purchases to be made with bank credit suggests high market activity, a stable market environment and confidence in the sector.
Sofia and the southern Black Sea coast on the move
Confirming this, Sofia remains in the leading position with the highest sales dynamics and share of mortgage transactions in the country, which reaches 68%. In the capital, the market remains active thanks to sustained demand, new construction and access to finance.
On the southern Black Sea coast activity is also high. Nessebar retains the fourth place among the leading markets in the country with a clear interest in land and new construction projects. Burgas remains in fifth place after Nessebar, but continues to develop steadily – Transactions in the city increased by 3.5% and the share of mortgages reached 31%.
The property market remains resilient and supported by the activity of both buyers and investors.
